Water Damage Repair on the Costa del Sol
Most water damage is dealt with in two stages, and the second one is where properties are usually let down.
The first stage is urgent: stop the water, extract what has pooled, get air moving, dry the structure. This has to happen quickly, and done properly it limits how far the damage spreads.
The second stage is what happens once everything looks dry again — and this is where most water damage repair on the Costa del Sol stops short. A property that appears dry on the surface can still hold significant moisture inside walls, beneath floors, and within insulation. Left there, that moisture produces mould, deteriorating plaster, blistering paint, and lingering musty smells weeks or months after everyone assumed the problem was resolved.
DRY-EXPERT handles the second stage: diagnosing what the water actually left behind, and repairing it so the damage does not resurface.
Why Properties Fail After Being Dried
Drying equipment removes moisture from air and surfaces. It is very effective at what it does. What it does not do is guarantee that the building fabric itself has returned to a stable moisture level.
Water travels further into a structure than most people expect. A burst pipe in a first-floor bathroom can push moisture into the wall cavity, along the floor void, and into the ceiling of the room below — often well beyond the area that appeared wet. Once dryers are removed and surfaces feel dry to the touch, that deeper moisture remains, redistributing slowly through the structure.
The visible consequences typically appear four to twelve weeks later. Paint begins to blister on a wall that seemed fine. Mould develops in a corner nowhere near the original leak. A musty smell returns that no amount of ventilation resolves. At that point, most homeowners assume a new problem has started. It hasn't — the original one was never fully resolved.
Verifying that a property is genuinely dry requires measurement, not observation.
What Water Damage Actually Leaves Behind
Residual moisture in the structure:
Plaster, brick, concrete, and timber all retain moisture long after surfaces feel dry. Without moisture readings taken within the fabric itself, there is no way to know whether drying was completed or simply stopped.
Damaged materials that look intact:
Plasterboard, insulation, and screed can be saturated internally while appearing undamaged from outside. These materials frequently need removal and replacement rather than drying, and identifying which ones is a judgement made on evidence.
Salt contamination:
Water moving through masonry carries mineral salts with it, depositing them as it evaporates. These salts remain hygroscopic — they draw moisture from the air indefinitely — which is why some walls stay damp long after any water source has gone. Standard drying does not address this.
The original defect:
If the water came from a structural failure rather than a one-off accident — a failing roof junction, deteriorated render, a compromised terrace membrane — the property will take on water again at the next heavy rain. Repairing the interior damage without resolving the entry point produces the same damage again on a predictable schedule.
How DRY-EXPERT Approaches Water Damage Repair
Every project begins with establishing the actual state of the building rather than the apparent one.
That means taking moisture readings across the affected structure and surrounding areas, identifying where water travelled rather than only where it was visible, determining which materials can be dried and which need replacing, and confirming whether the original source has been permanently resolved or merely stopped for now.
Only then is repair work specified — and it is quoted in writing, with the reasoning explained, before anything begins.
Where a property still requires urgent stabilisation — active flooding, a recent burst pipe, standing water — our specialist first-response service DAMP-EXPERT provides immediate response and drying equipment across the Costa del Sol. Once the property is stable, we handle the diagnosis and long-lasting repair.
We work across the Costa del Sol, from Málaga in the east to Estepona in the west, covering both coastal towns and the inland Guadalhorce valley.
Water Damage and Insurance
Where water damage is covered by insurance, the quality of the documentation frequently determines the outcome.
Insurers generally require evidence of what was damaged, what caused it, what remediation is necessary, and what it will cost. A formal written report with moisture readings and a clear diagnosis is substantially more useful in a claim than a verbal estimate.
We provide written reports for insurance purposes. Because these involve additional investigation and documentation beyond a standard assessment, they are charged separately — but for a claim of any significant value, the report generally pays for itself.

Frequently Asked Questions
1. My property has already been dried. Do I still need an assessment?
If drying was carried out without moisture verification afterwards, an assessment is worth doing. Surfaces frequently feel dry while the structure behind them is not, and problems surfacing weeks after drying are almost always residual moisture that was never measured.
2. How long after water damage do problems appear?
Typically four to twelve weeks. Mould growth, blistering paint, and musty smells emerging within that window after a leak or flood are usually the original event resurfacing rather than something new.
3. Can water damage be repaired long-lastingly?
Yes — provided the structure is verified dry, contaminated or saturated materials are removed rather than dried in place, and the original source is resolved. Where any of those three steps is skipped, recurrence is likely.
4. Will insurance cover the repair?
That depends on your policy and the cause. Sudden events such as burst pipes are commonly covered; gradual deterioration frequently is not. We can't advise on your policy, but we can provide the documented assessment your insurer will require.
5. What if water is still coming in?
DAMP-EXPERT, our first-response service for flooding, burst pipes and water damage, will provide immediate stabilisation and drying. Once the property is stable, we assess and carry out the long-lasting repair.
