Damp proofing is one of those terms used to describe almost anything moisture-related — which is precisely why so much of it fails.
Proper damp proofing is not a product applied to a wall. It is the correct structural response to a specific, diagnosed moisture problem. The treatment that resolves rising damp in an older villa in Coín will do nothing at all for penetrating damp in a coastal apartment in Fuengirola. Applying the wrong one costs money and solves nothing.

The Three Types of Damp — and Why They Are Not Interchangeable
Almost every damp problem on the Costa del Sol falls into one of three categories. They can look remarkably similar on the surface. They require entirely different solutions.
Rising damp:
Ground moisture drawn upwards through the wall structure by capillary action. It appears low on the wall, typically to a height of around a metre, and is usually accompanied by a visible tide mark, bubbling or flaking paint, crumbling plaster, or white powdery salt deposits. It is most common in older properties built without a functioning damp-proof course — which describes a great many traditional homes across Coín, Monda, Alhaurín del Grande, and the inland Valle del Guadalhorce.
Rising damp does not resolve itself and it does not respond to surface treatment. The long-lasting solution is a damp-proofing barrier introduced into the wall structure itself, which halts the upward movement of moisture at source.
Penetrating damp:
Water entering the building from outside through a defect in the fabric — cracked or failing render, deteriorated window and door seals, poorly maintained terraces and roof junctions, or damaged pointing. On the Costa del Sol this most often becomes apparent after the first heavy rains of autumn, though the underlying defect has usually been developing for years.
Penetrating damp is deceptive because the point of entry and the visible damage are frequently in different locations, sometimes several metres apart or on a different floor entirely. Treating the visible damage without locating the entry point guarantees recurrence.
Condensation:
Moisture from inside the property depositing on cold surfaces. It is the most common damp problem in the region by a considerable margin and the one most frequently misdiagnosed as something else. It concentrates on north-facing walls, in corners, behind furniture, inside wardrobes, and in bathrooms and kitchens with inadequate ventilation.
Condensation is not a building defect in the same sense as the other two — it is a relationship between the building, its ventilation, its heating, and how it is occupied. Resolving it requires changing that relationship, not sealing the wall.
Why Damp Proofing Fails
The failure rate for damp proofing work on the Costa del Sol is high, and the reasons are consistent.
The wrong problem was treated.
A damp-proof course injected into a wall suffering from penetrating damp achieves nothing. Anti-condensation coating applied over rising damp will fail within a season. Diagnosis determines outcome more than any product does.
The moisture source was never located.
Where damp originates from a leak, a structural defect, or a drainage problem, no amount of wall treatment resolves it. The water keeps arriving.
The wall was sealed rather than resolved.
Applying an impermeable barrier to a wall that is already holding moisture traps that moisture inside the structure. The surface may look fine for a period. The problem underneath continues, often with accelerated damage to the wall fabric.
Traditional construction was treated as if it were modern.
Many older Costa del Sol properties were built with materials designed to absorb and release moisture naturally. Applying modern impermeable paints, cement renders, or sealants to these walls interrupts a system that was working, and creates a damp problem where none previously existed. This is one of the most common causes of damp we encounter in renovated older properties.
How Damp Proofing Should Be Approached
Every DRY-EXPERT project begins with an assessment, not a proposal.
That assessment establishes what type of damp is present, where the moisture is originating, how the building was constructed and subsequently modified, and what the moisture readings across the affected structure actually show — not a single spot measurement, but a picture of how moisture is distributed and moving.
Only then is a solution specified. That solution is matched to the diagnosis, explained clearly, and quoted in writing before any work begins. Where more than one approach is viable, we set out the options rather than presenting a single fixed answer.

Damp Proofing Before Buying a Property
If you are purchasing on the Costa del Sol, damp is one of the more expensive problems to discover after completion — and one of the easier ones to conceal before it.
Fresh paint, new plaster, and recently applied render can hide an active damp problem entirely from visual inspection. A property that appears immaculate at viewing may have a moisture problem that has been building for years behind the finish.
A pre-purchase moisture inspection identifies what is actually happening in the building fabric, gives you a written report, and tells you what remediation would realistically cost before you commit. It is one of the few visits we charge for, because it involves a full investigation and formal documentation on a property you do not yet own.

You often can't tell reliably from appearance alone — which is the central difficulty. Rising damp, penetrating damp, and condensation can produce visually similar results on a wall. Correct identification requires moisture measurement across the affected area and an understanding of the building's construction, which is what the assessment establishes.
2. Does damp proofing work on older properties?
Yes, but the approach has to account for how the building was originally constructed. Traditional properties built with breathable materials need solutions that work with that construction rather than against it. Applying modern sealing methods to a traditional wall frequently makes the problem worse rather than better.
3. How long does damp proofing take?
The assessment itself typically takes around an hour. The remediation depends entirely on the cause and how far it has progressed. What you are seeing today is usually the visible end of a process that has been developing over months or years, and resolving the cause properly takes longer than covering the surface.
4. Will I need to move out during the work?
In almost all cases, no. The work is planned to cause as little disruption as possible and can generally be carried out while you continue living in the property.
