But between the sea air, the humid winters, and the particular way older villas are built, moisture problems here are both common and frequently misunderstood. The Costa del Sol's climate looks dry on paper but behaves quite differently in practice. Warm, humid air from the Mediterranean — especially in autumn and winter — regularly penetrates walls, particularly in homes that weren't built with modern insulation or vapour barriers. North-facing walls, basement spaces, and rooms without proper ventilation are especially vulnerable. Older villas and traditional properties in towns like Coín, Alhaurín de la Torre, Alhaurín del Grande, and Monda present a particular challenge: the original construction materials were designed to breathe rather than block moisture, which works well when maintained correctly but breaks down when modern paints, sealants, or renovation materials are applied over the top. The result is moisture that gets trapped inside the wall rather than escaping, leading to the kind of persistent damp that no amount of repainting fixes.

Condensation on walls and ceilings: The most frequent problem across the region. Warm, moist indoor air meets a cold surface — typically a north-facing wall or an uninsulated external wall — and deposits moisture. This is what causes the black mould so many homeowners discover in bedrooms, bathrooms, and corner cupboards each winter. Rising damp: Ground moisture drawn up through the wall structure, most often visible as a tide mark, bubbling or flaking paint, or white powdery salt deposits low down on a wall. Common in older properties throughout Valle del Guadalhorce, Churriana, and inland areas that weren't built with a modern damp-proof course. Penetrating damp: Rainwater entering through the building fabric — cracked render, failing roof junctions, deteriorating window seals, or poorly maintained terraces. On the Costa del Sol this tends to appear after the first heavy autumn rains and is frequently mistaken for condensation because the entry point and the visible damage are often in completely different parts of the property. Hidden moisture: Perhaps the most important category: moisture that has been building inside walls, under floors, or above ceilings for months or years without producing obvious visible signs. By the time mould appears or paint begins to blister, the underlying problem is usually well advanced.

The overwhelming majority of moisture problems we're called in to assess have already been "treated" at least once. Anti-mould paint. Bleach. A fresh coat of plaster. Sometimes a dehumidifier left running permanently. These approaches have one thing in common: they address what you can see rather than what is causing it. Mould cleaned from a surface and repainted will return — usually within weeks — if the moisture source driving it hasn't been resolved. The visible mould is a symptom.
